What is a Residential Appraiser?

An appraiser is an independent, unbiased third party, contracted by a client to perform an opinion of value. 

WHat Does the APpraiser do during an inspection?

For a specifically ordered interior inspection, the appraiser will take measurements of the subject property, and any other outbuildings, take photos of the interior, exterior, neighborhood, street, view, and other influences to value. 

How long does the inspection take, and how should i prepare?

The entire inspection process generally takes between 30 - 60 minutes depending on the assignment. I advise clients to clean their homes, and make your home look its best. Also, don't forget to have a CARBON MONOXIDE detector, its the law!

WHAT IS THE HIGHEST AND BEST USE?

This question can be determined by your zoning, which governs the potential use of the subject property. Generally, the answer is what is physically possible, legally permitted, economically feasible, and maximally productive. Essentially, can you make a profit?
