What is a Residential Appraiser, and why do I need an appraisal?

An appraiser is an independent, unbiased third party, contracted by a client to perform an opinion of value on a specified date, supported by market evidence and research. A professional appraiser provides experience, and knowledge into the valuation of real estate. An appraiser is necessary for the real estate economy, similar to an umpire in a baseball game. There are many reasons an appraiser may be requested, such as an estate transfer, divorce, assessment, or trust. 

WHat Does the APpraiser do during an appraisal observation?

For a specifically ordered interior inspection, the appraiser will take measurements of the subject property, and any other outbuildings, take photos of the interior, exterior, neighborhood, street, view, and other influences to value. 

How long does the appraisal observation take, and how should i prepare?

The entire observation process generally takes between 30 - 60 minutes depending on the assignment. I advise clients to clean their homes, and make your home look its best. Also, don't forget to have a CARBON MONOXIDE detector, its the law!


This question can be determined by your zoning, which governs the potential use of the subject property. Generally, the answer is what is physically possible, legally permitted, economically feasible, and maximally productive. Essentially, can you make a profit?
